Air ventilation unit maintenance is not just about changing a filter—it means ensuring that the entire system operates correctly. The air ventilation unit is making noise or isn’t working
This is the most common reason customers contact us. The air ventilation unit has started making loud noise, vibrating, rattling, or it no longer works at all. We have handled thousands of these cases, and based on our experience the answer is almost always the same: the motor has failed.
The stated service life of an air ventilation unit fan motor is typically 8–10 years. Older, higher-quality motors may last up to 20 years, but the lifespan of today’s more affordable motors often remains 4–5 years. If your unit is over 8 years old and it has started making noise, the likelihood that it is a failed motor is very high.
What to do?
Our recommendation is straightforward: book a motor replacement directly. It is the fastest and most cost-effective way to solve the problem. All our prices are fixed, so you will not be surprised by additional costs. If, during the replacement, it turns out that the fault is caused by something other than the motor, we will fix the correct issue and invoice according to the work actually carried out—we never charge for anything extra.

Air ventilation unit full service
Air ventilation unit full service is our most comprehensive single maintenance service. In a full service, we inspect and service the ventilation unit holistically: fan condition, heat recovery (HRV) efficiency, seals, condensate drainage, control system, and filters. You receive a clear report on the unit’s condition and any potential repair needs.
Full service is especially suitable when the unit has not been serviced for a long time or when you want an overall picture of the system’s condition. In a new apartment or property purchase, full service is also a wise choice—you gain confidence that the ventilation unit is operating correctly. In newer apartment buildings and detached houses in Helsinki and Espoo with mechanical supply and exhaust air ventilation with heat recovery, full service is the best way to ensure the system’s energy efficiency.
The price of full service is €485 and it always includes new filters.
Filter service – basic maintenance for an air ventilation unit
Replacing filters is the basic maintenance for an air ventilation unit and should be done regularly. A dirty filter reduces ventilation performance, increases energy consumption, and allows dust and fine particles into indoor air. The replacement interval depends on the environment and usage—along heavily trafficked areas, such as Helsinki’s inner city, filters get dirty faster than in quieter residential areas.
In a filter service, we replace the unit’s filters and at the same time check that the unit is operating normally. If we notice anything abnormal—unusual noise, seal leaks, or other signs—we will inform you and recommend next steps.
The price of a filter service is €158. If you’re not sure when the filters were last changed, it was probably too long ago.
Seasonal service – regular maintenance
Seasonal service is more comprehensive than a filter service but lighter than a full service. In a seasonal service, we replace the filters, check fan operation, clean the surface of the heat recovery (HRV) core, and verify the control system settings. It is an ideal way to keep the unit in good condition year after year without needing a full service every time.
We offer seasonal service for both mechanical supply-and-exhaust ventilation units (€368) and mechanical exhaust ventilation systems (€368). Seasonal service can also be ordered as a maintenance agreement, in which case the service repeats automatically at agreed intervals—you don’t have to remember to order it separately. In new residential areas of Vantaa and Espoo, such as Kivistö and Suurpelto, a maintenance agreement is a particularly popular solution.
Air-source heat pump maintenance
Air-source heat pump maintenance is its own specialty area and requires different expertise than air ventilation unit servicing. In a seasonal service, we clean the indoor and outdoor units, check the condition of the refrigerant piping, test heating and cooling operation, and ensure the device is not putting unnecessary load on itself.
Regular maintenance of an air-source heat pump extends the unit’s service life and keeps energy consumption under control. An unserviced air-source heat pump can consume significantly more electricity and lose performance—especially during freezing periods, when the unit is needed most.
The price of seasonal service for an air-source heat pump is €286.
When does an air ventilation unit need servicing?
An air ventilation unit usually won’t announce that it needs servicing—except when something is already faulty. Regular preventive maintenance is always cheaper than repairs. Here are the most common signs that servicing or repair is due:
The unit is noisy, vibrates, or rattles. This almost always indicates a motor or bearing failure. Read above on how to proceed—we recommend a motor replacement or at least an air ventilation survey.
Indoor air feels stuffy or humid. The filters may be clogged or the airflow rates out of balance. Start with a filter service, and if the situation does not improve, an air ventilation measurement will determine whether the system is operating according to the design.
Your energy bill has increased. A dirty heat recovery (HRV) core or clogged filters force the unit to work harder. A full service restores the unit’s designed energy efficiency.
There is a fault message on the unit’s display. The meaning of fault codes varies by manufacturer. If you can’t find an answer in the unit’s user manual, remote consulting (€118) is the fastest way to get an expert assessment without an on-site visit.
The filters were last changed more than 6 months ago. Replace the filters. This is the simplest and most effective way to keep the air ventilation unit in good condition.
