IVAeris Oy carried out a comprehensive cleaning of the office building’s ventilation system, including airflow measurement and adjustment. The work revealed system oxidation, rust, and deficiencies in duct sealing.

IVAeris Oy executed a thorough cleaning and airflow measurement and adjustment for the ventilation system at Linnunlaulutie 17, in the VR control room. The mechanical supply and recirculation air system was visibly in poor condition, and its sealing did not meet current standards. Additionally, the built-in sound attenuators in the ductwork might have been releasing fiber particles into the indoor air.
We began by hand-cleaning the vents with a mildly alkaline cleaner, followed by brushing the ductwork. After washing the supply air vents, we brushed the supply air ducts. The metal ducts were checked and cleaned by brushing through each vent in both directions of the ductwork.
During the cleaning, the pressure difference between the ductwork and the living space was measured and found to be 18 Pa, which is sufficient. However, the width of the rectangular ducts and the lack of inspection openings prevented a fully comprehensive cleaning, so we cannot guarantee complete cleanliness for these areas.
The ventilation unit and the ducts in the machine room were cleaned with a vacuum and a metal brush, followed by wiping with a mildly alkaline solution and microfiber cloths. Filters and fan belts were replaced, and spare belts were left on-site.
Several issues requiring further investigation were noted: the system was oxidized and rusted in many areas, duct sealing needs to be checked, and the impact of the built-in glass wool sound attenuators on indoor air needs to be studied. A yearly inspection was not ordered and, therefore, was not conducted during the cleaning.
