Air ventilation measurements and inspections

Air ventilation measurement is the most important tool when you want to know whether your system is working properly. We measure airflow rates, balance the air volumes, and investigate indoor-air problems professionally, at fixed prices, with no surprises. We serve properties in Helsinki, Espoo, Vantaa, and throughout Uusimaa.

Why is it worth having air ventilation measured?

Air ventilation measurement reveals how much air circulates in the building and how evenly it is distributed. In apartment buildings, detached houses, and commercial premises, airflow balance is directly linked to comfort, energy consumption, and healthiness. If airflow rates are out of balance, the effects show in everyday life: some rooms feel drafty, others feel stuffy, and moisture accumulates in the wrong places.

Measuring air volumes, i.e., airflow rates, provides a concrete baseline: you know exactly how much air is moving through each valve. Without measurement, balancing is guesswork. Based on the measurements, airflow balancing can be carried out using the correct method: proportional balancing, which is the only way to ensure that every room receives the designed airflow rate. Read more about how airflow measurement and balancing are carried out in practice.

Measurement is especially important when changes have been made to the building, renovation, extension, window replacement, or a change of use. In new builds, air ventilation measurement and balancing are part of commissioning, but unfortunately it is too often left incomplete.

Airflow balancing – done properly

Airflow balancing means fine-tuning the air volumes of the air ventilation system so that each room receives the supply air and exhaust air specified in the design. Simply turning a valve is not enough, proper airflow balancing requires measuring first and then systematic balancing.

IVAeris uses proportional balancing, which is the industry’s best method for balancing air volumes. In proportional balancing, the airflow of each terminal device is set in proportion to the total airflow, so the end result is balanced and adjusting one room does not change the airflows in another. This differs significantly from the traditional “try and see” approach.

Air ventilation balancing should always be done based on measurements. Especially in older apartment buildings in Helsinki with mechanical exhaust ventilation, airflow rates are often out of balance after decades of use and modifications. In 1970s–1990s suburban apartment buildings in Espoo and Vantaa, airflow balancing also brings a significant improvement in indoor air quality.

Indoor air measurements – find out what you’re breathing

Air ventilation measurement tells you how the system is performing, but an indoor air measurement tells you directly what kind of air is being breathed in the space. In an indoor air measurement, we assess air quality holistically: carbon dioxide, temperature, humidity, and particulate measurements provide a clear picture of whether indoor air is at a healthy level.

An indoor air measurement is especially important when residents or employees report symptoms—headaches, fatigue, eye irritation, or respiratory problems. These may indicate insufficient performance of the air ventilation system, but the cause may also be in the structures or materials. An indoor air measurement helps narrow down the source of the problem.

If you suspect a moisture problem or mold, a laboratory-analyzed mold investigation of indoor air quality provides scientific certainty as to whether there are more mold spores or fragments of mycelium in the indoor air than normal. As a complementary assessment, a surface moisture survey reveals moisture levels in structures without opening them.

When should you book an air ventilation inspection?

An inspection is appropriate whenever something is unclear with the air ventilation—or when you want to ensure everything is working as it should. The most common situations in which our customers book an inspection:

In a house or apartment purchase or sale, an inspection provides an impartial view of the condition of the air ventilation system. To support a housing company board’s decision-making, the inspection produces a clear report that can be used to plan the necessary maintenance or renovation measures. After a renovation, an inspection confirms that the air ventilation works correctly after changes. When investigating occupant symptoms, an inspection combined with an indoor air measurement helps narrow down the source of the problems.

The fastest way to start is an air ventilation survey— a 30-minute visit where our specialist assesses the condition of the system and provides recommendations for next steps. You will receive a quote within 48 hours. Please note that we do not provide free assessments or quote visits—our expert time is always priced, because every visit provides you with concrete information.

Special inspections and more extensive investigations

In some cases, a basic measurement is not enough. We also offer more specialized inspections that answer more specific questions.

Air ventilation duct airtightness testing, i.e., a pressure test, checks ductwork tightness using pressure. This is especially important in new builds where building regulations require airtightness measurement, and in renovation projects where duct leakage is suspected. An air ventilation inspection is our most comprehensive inspection type—it covers an overall assessment of the system’s condition, performance, and maintenance needs. An air ventilation troubleshooting investigation, in turn, is a targeted study when it is known that there is a problem but the cause is not known.

A visual cleanliness inspection of air ventilation provides a quick picture of the dirtiness of the ductwork and terminal devices based on a sensory assessment, and dust load measurement refines the result with instruments. These assessments form the basis for evaluating the need for air ventilation duct cleaning.

How does an air ventilation measurement proceed?

Air ventilation measurement with IVAeris is a clear and systematic process that produces a concrete report and recommended actions.

First, we agree on a time and review the site’s background information—year of construction, system type, and any known issues. On site, our technician performs the measurements using calibrated measuring equipment. In airflow measurement, we go through every supply and exhaust air valve and document the actual airflow rates.

After the measurement, you will receive a clear report with the measured values, a comparison to the design values, and concrete recommended actions. The reports are suitable as-is to support a housing company board’s decision-making, for property manager documentation, or for a detached-house owner’s needs.

If needed, the measurement is supplemented with thermal imaging, which reveals air leaks, thermal bridges, and insulation deficiencies. Sound level and noise measurement, in turn, verifies whether the air ventilation system exceeds permitted noise levels—especially in bedrooms and workspaces this is important.

Prices for our inspection services

Every one of our inspection and measurement services is priced at a fixed rate—you know in advance what you will pay. The price always includes the visit, measurements, and a written report with recommended actions.

The fastest and most affordable way to start is an air ventilation survey from €155. Airflow measurement and airflow balancing start from €374. An indoor air measurement, i.e., a comprehensive indoor air quality assessment, is available from €602. More extensive investigations, such as a comprehensive air ventilation inspection or a laboratory-analyzed mold investigation, are an investment in the healthiness of the property and in maintaining its value.
